Project Engineer

Core Responsibilities:

Reports to: Project Superintendent & Project Manager (Overseen by Executive Vice President)

Normal working hours for office: 8 a.m. to 5 p.m., Monday thru Friday plus additional hours as required to complete project duties.

Normal working hours for jobsite: 7 a.m. to 4:30 p.m., Monday thru Friday plus additional hours as required to complete project duties.

1.     Plan Room Management

·       Maintain "As-Built" documents at all times.

·       Coordinate with Field Admin for ordering new sheets as they are released.

·       Communicate to Contractors and MCC Staff any changes made or others needed.

2.     Project Communication

·       Internal Communication

·       Daily Log reporting coordination with Project Manager.

·       Photo Documentation as necessary.

·       Monitor Security Service Daily Logs.

·       Maintain the SISL - Special Inspection Log and related information.

·       On-Site Meeting Agenda preparation.

·       Contractor Communication

·       Facilitate communication between Contractors, MCC staff, and others.

·       Manager Contractor's Daily Tickets (i.e. allowances, etc.).

3.     Project Maintenance

·       Maintain project appearance and clean-up operations.

·       Monitor dumpster disposal schedule.

·       Maintain project fencing. **Note: Secure gates when open.

·       Safety equipment on hand: traffic cones, caution tape, hard hats, etc.

·       Maintain safety devices and barriers as needed.

·       Schedule and confirm "Texas One Call System" prior to UG excavation operations.

·       Maintain fire extinguishers in construction office and on site as required.

·       Maintain tree protection as required.

·       SW3P controls; enforcement of Contractor maintenance as necessary.

·       Maintain first aid materials.

·       WQP Daily Report to supervisors.

4.     Company Directives

·       Site Observation:

·       Provide project supervision, with PM's assistance, when Superintendent is absent for any reason.

·       Assist the PM's work load on other projects, as applicable, but not to interfere with the project-specific responsibilities.

·       Continued training, blue print review, etc. will be conducted by the PM's.

Superintendent:

Ground-Up & Retail Interior Finish-Out Superintendents:

Requires proven credentials in a wide variety of private-sector commercial experience is desired including office buildings, warehouse projects, medical facilities and retail centers, as well as interior finish-out projects.  Typical projects range from $1M to $30M.  These positions are based in San Antonio, but a willingness to sometimes travel will be a plus.

Essential duties:

  1. Project Management:

·       Completing all punchlist items.

·       Develop and maintain positive relationships with clients and peers.

·       Monitor job mobilization; working / technical knowledge of construction process; evaluate construction process.

    1. First-Aid Materials.
    2. Project posting & signage.
    3. Safety equipment on hand; traffic cones, caution tape, hard hats, etc.

Education and/or experience:

High school diploma or equivalent

Must have a minimum of 3-5 years of experience supervising numerous commercial jobs valued at 10+ million dollars. Must have experience with retail and healthcare projects.

Some college or experience with drafting and surveying, a plus.

Skills:

Must be able to speak, read, understand and write in English.

Summary:

Responsible for overall job administration and coordination

Essential duties:

·       Managing Relations - Client/Architect/Design Team/End User/Subcontractor Developing a list of project requirements: bonds, certificates of insurance, schedule of values, subcontractor lists, submittals & shop drawings, product samples, product data, mix designs, closeout documents, etc. Submits to architect/owner as required.

·       Track all aspects of project (RFI’s, Submittals, Contracts, Change Orders, etc…).

·       Pre-Construction Services – Perform constructability reviews on project plans and specifications and assist estimating team with development of design progress budgets.

·       Coordinate project turnover with estimating - Project Buyout – Reviewing scopes, thorough analysis of bidders.

·       Preparation and maintenance of project budgets.

·       Review and become familiar with Owner Contract, all contract drawings, specifications, addenda, alternates, etc.

·       Coordinate, schedule and facilitate all pre-construction meetings.

·       Create, Monitor, Track and Update “progress schedule” with Project Superintendent.

·       Issue complete approved set of documents to Superintendent including Addenda, ASI’s, PR’s, Submittals, etc. – Post to Official Record Set of Drawings.

·       Obtain building permits, track inspections, and certificates of occupancy.

·       Obtain Storm Water Plan (SWPPP) from Civil Engineer – Coordinate submittal of Notice of Intent (NOI) and Notice of Termination (NOT) to Texas Commission of Environmental Quality (TCEQ).

·       Review, monitor and coordinate all approvals of shop drawings and submittals. Check for contract conformance in conjunction with Superintendent.

·       Assisting the Project Team in obtaining temporary utilities and facilities. Compose any requests for temporary electricity, water, phone, etc.

·       Obtain and Review testing laboratory reports. Take action for non compliant test results.

·       Generate estimates and proposals for Change Orders or contract changes.

·       Monitor all Change Orders.

·       Prepare Cost to Complete Projections and all Documentation for Monthly Accounting Review Meetings.

·       Prepare and Track any reports and/or logs required by specifications – ASI, RFI, PR Logs

·       Monitor the delivery of items provided by major vendors and subcontractors (in conjunction with Superintendent).

·       Coordinate, attend, and facilitate all project meetings and final inspections. Generate Agenda and Meeting Minutes for Distribution.

·       Write, Distribute, and Close all items in Pre Substantial Completion Punchlist in conjunction with Superintendent.

·       Monitor and submit all required project close-out submittals and warranties. Include signed transmittal of acceptance of such items.

·       Compile and Archive all job data upon completion of project.

·       Review of Final costs at completion of project with Estimating & Accounting for Historical Data.

·       Review Schedule of Values and provide to Architect/Owner for Approval for Billing.

·       Approve all pay requests and billings from subcontractors and suppliers - Accounts Payable and Accounts Receivable.

·       Track all warranty items on completed projects.

·       Ensure job office and site is organized, clean and presentable at all times (in conjunction with Superintendent)

·       Mentor and Train Assistant Project Manager on their job duties.

·       Assist Superintendent as required.

Key Responsibilities:

·       Interpret legal and construction documents and administer the prime contract.

·       Develop and maintain project schedules.

·       Working knowledge and application of basic estimating and quantity take-offs; produce detailed studies that support production budgets.

·       Gather, analyze and interpret information on approval time, fabrication and delivery of all items.

·       Maintain project budget; project cost forecasts; labor management maintenance and control; project cost control; monitor all expenditures with superintendent; analyze cost reports and take appropriate action; ensure accuracy of reporting; approve and prepare all scope changes and associated costs; Review Schedule of Values for monthly billing.

·       Complete understanding of contracts and the application; review subcontracts, purchase orders and change orders; ensure all contract requirements are maintained throughout the      project (safety documents, insurance, bond,       etc.).

·       Monitor job mobilization; good technical knowledge of construction process; evaluate construction process.

·       Control and facilitate all project meetings .

·       Ultimately responsible for successful project closeout, including contract requirements  and work scope items (punch lists).

·       Listen to, understand and effectively respond to client needs and concerns.

·       Develop and maintain positive relationships with clients and peers.

Education and/or experience:

Bachelor’s degree, preferably in Construction Science, Construction Engineering Technology, or Construction Management with a minimum of 7 to 10+ years relevant experience in commercial construction.

Privately held construction company based in San Antonio, Texas is currently seeking a highly motivated, detail oriented, task centered Receptionist with a strong desire to advance upon meeting performance criteria. Background check and pre-employment drug screen is required. Pay is $10 - $12 / Hour + benefits, after a 60 day waiting period. Hours: 8am-5pm Monday – Friday. Minimal overtime may be required at times.

 

CORE RESPONSIBILITIES:

  • General / Office (Under the direct supervision of the Controller and Project Administrator): Answer all incoming phone calls on a multi-line phone system in a courteous and professional manner; screen and route callers efficiently and accurately to appropriate person/department or voicemail; route office correspondence accurately (including faxes, mail, plans, and other documents) to appropriate person or department; manage outgoing mail, courier, and overnight packages; organize, maintain, and update files for various departments both physically and electronically (ie. Subcontractor Lists, vehicle log and equipment log, etc.); print, copy, sort, assemble, pack and/or modify materials as needed; provide documentation support, data entry, spreadsheet and/or other special projects as needed for various departments; order all supplies for the office and maintain adequate levels for team use; daily cleaning of the common areas (coffee bar and breakroom) and weekly cleaning of the office.
  • Accounting (Under direct supervision of the Controller): Reconcile various billings prior to Controller entry into QuickBooks; process outgoing checks to vendors and Subcontractors; prepare Subcontractor lien waivers; fill out and process credit applications to new vendors; request W9’s from vendors and Subcontractors; maintain listing of authorized signatories per Subcontractor.
  • "Special Project” (Under direct supervision of the Sales Team, Controller, and Project Administrator): Serve as an online administrator for order processing; process all orders via the internet and phone; facilitate events on an as-needed basis (with adequate notification); package product for shipment; log shipments and track inventory.
  • Estimating (Under the direct supervision of the Estimator and Project Administrator): Prepare folders for bid tracking by the Estimating team; contact Subcontractors to ensure bidding on specific projects; order plans as needed; receive Subcontractor bids via fax and email; distribute Subcontractor bids in a prompt manner to the bid folders on bid day.
  • Human Resources (Under the direct supervision of the Controller and Project Administrator): Add new hire information to the applicable internal lists and distribute to the team.
  • Project (Under the direct supervision of the Project Administrator): Obtain vendor and Subcontractor insurance; assist in the preparation of project completion.
  • Technology (Under the direct supervision of the Project Administrator): Assist in the procurement and set-up of new office technology (ie. computers, phones, etc.); assist in the research / procurement of updated copier equipment as needed; assist in the research / procurement of updated mailing equipment as needed.
  • **Other duties may be assigned as skill level increases and company needs change.
